Dear Home Seller:
First let me thank you for inviting me to help you with your home sale.  I promise to work hard to exceed your expectations and make your home selling experience a positive one.  In order to do this I would like to share with you some important information on the process and the way that I work.
1 - Determining the Best Price To List Your Home At:
I will prepare a complete market analysis including recently sold and currently active homes to determine the best price to offer for your house.  We want to maximize the proceeds you get for your home while balancing your need to move within a certain time frame.  Properly pricing your home in the beginning will make for a more successful home sale.
2 - Marketing Your Home:
Marketing your home requires attention to much detail about your home as well as the local real estate market and community.  Here are some of the things I will be doing to market your home:
  • Create an attractive and attention grabbing listing in the MLS with Professional Photos
  • Load an enhanced listing to Realtor.com
  • Prepare print ads for local newspapers, local magazines and mailing campaings
  • Feature property on www.SandraRathe.com
  • Create brochures for prospective buyers, including:  color pictures, floor plans, community and school information
  • Notify agents of home availability
  • Notify prospective buyers of home
  • On-line marketing including Trulia.com, Zillow.com, Keller Williams Realtors, Blog sites and hundreds of local and international websites

3 - Communication
Strong communication throughout the process is imperative.  You will be hearing from me regularly whether it be about home showings, feedback from prior showings, updates on marketing strategies or price changes.  By keeping you informed every step of the way we will make the process smooth and minimize the amount of stress involved.
Keeping great communication with buyers and other agents is also key in a successful sale.  By keeping the lines of communication open we will avoid any misunderstandings and keep the process moving forward at a steady pace.
4 - Negotiations:
Throughout the process you will rely on my strong negotiation skills to steer the transaction in your favor.  I will be there during the initial offer stage, the inspection and the appraisal.  Each of these steps can present their own negotiation challenges which I will play an important role in.  There are many other points during the process where we may find ourselves negotiating; perhaps for an extended closing or for leniency on an open permit.  Whatever the case may be, I am there to protect your interests.
5 - Getting to Closing:
After we receive a contract and agree on the price there is still much to be done.  In today’s real estate world we face many challenges including open permits, liens, financing problems and association approvals.  I will be there to guide you through each one of these challenges.  My job is not complete until the closing has occurred and you have your check in hand.
6 - Along the Way:
If at any time during the process you are  concerned or don’t understand what is happening, please let me know right away.  It is important to me that you understand the process and feel comfortable at all times.
