THE HOME BUYING PROCESS
Dear New Home Buyer:
First let me thank you for inviting me to help you with your home search. Finding the right home is an important task that should not be taken lightly. It is important to find the right real estate professional who will be dedicated to you and understands your needs. I promise to work hard to exceed your expectations and make your home buying experience a positive one. In order to do this I would like to share with you some important information on the process and the way that I work.
1. Determining Payment methods and Prequalification:
The first step in buying a new home is to determine how you will be paying for the new home. If you are paying cash you will need to gather bank statements that show you have enough cash to cover not only the purchase price of the home but also the closing costs. If you are going to finance your home you will need to get prequalified for a mortgage before we go out looking at homes. In today’s market if homes are priced right they sell very quickly so when we find a home you like we will need to move fast. Most sellers now require that a preapproval letter be submitted along with the offer. We don’t want to be caught without the right paperwork when we find the right home for you. I will work with your mortgage officer to understand how our offers must be constructed to meet your financing needs.
2. Determine the general location of where you would like to live:
I am happy to help you determine where you would like to live based on age of home, gated or not gated, proximity to major highways, school districts, certain cities, etc. If you are not familiar with the area or not sure where you would like to live we will discuss the different areas and then I highly recommend you spending a day or two driving around on your own “discovering” the areas and seeing what you like and don’t like. This should be done before we set appointments to look at homes.
3. Determine what is important to you in a home:
- Single story/two story
- Gated/not gated
- # of bedrooms
- # of bathrooms
- Square footage
- Lake front
- Age of home.
During the search process you may find that your interests change and that things you once thought were important are no longer important or that you have developed a strong need to have something you didn’t think of in the beginning. It is very important that you communicate these changes in interests to me as soon as possible so I can adjust my search criteria.
4. Set appointments and view homes:
To view a home I must make appointments with the sellers and the listing agents. In order to do this I will need advance notice of when you would like to go out. Planning ahead will help us both to meet our goals of seeing the right houses at the right times.
Both your time and my time is valuable. I promise you that I will be on time and I ask that you be on time in return. If you are going to be late, just call and let me know when you expect to arrive. If you or I are late it will throw off our entire day of appointments so we need to do our best to be on time.
5. If you see a home you are interested in, call me:
Listing agents work for the seller of the home and have responsibility for their interests. I represent you and will work closely with you to protect your interests
When we begin working together I will give you some of my business cards, if you find an open house that interests you please feel free to go to the open house but let the agent know that you are working with me and show them my card.
6. Internet Searching:
I will be setting you up on a search that pulls directly from the MLS. If set up correctly it will pull everything that meets your criteria. If at anytime you want to look around on your own please use my website www.SandraRathe.com This is a direct feed from the MLS and is up to date. Whereas other sites like Realtor.com and Trulia are outdated and many of the properties listed are no longer available.
