This is a question that many people ponder about these days that fell victim to a short sale or went into a short sale as a strategic measure. I wish there was a clear concise answer to this question but unfortunately there is not. Most banks or lenders would probably tell you that you have to wait a minimum of 3 years and that would be the end of the conversation. Other lenders may allow you to purchase a home a lot sooner if you meet certain conditions. Here are two examples of how a homeowner may qualify for a new loan after doing a short sale: 1) A borrower that never went late on their mortgage during the short sale process and the proceeds from the short sale served as full payment for the loan. I know most banks or lenders will advise you that you have to be late in order to even be considered for a short sale but nevertheless if your lender did not have this as a requirement then you may be able to purchase a new home through an FHA approved lender. 2) A borrower that did go late but the short sale was due to a situation that was beyond the borrower’s control (i.e. the death of a primary wage earner, an unexpected illness, etc..) and the credit report indicates the borrower had satisfactory credit leading up to the circumstance that caused the default.

There could be other reasons that a lender would consider extending credit to a homeowner after a recent short sale but it would truly be on a case by case basis. I would advise anyone that did have a short sale and is looking to purchase again in the near future to keep an eye on their credit score and try to achieve a minimum score of 680 or above. I would also document your hardship and explain in great detail as to what caused you to fall behind on your mortgage and explain what steps you have taken to assure the bank or lender that it will not happen again. Time may be your only friend when it comes to a recent short sale but I believe more banks and lenders will be somewhat forgiving as we move forward especially if you fall into one of the examples above. If you are interested in more information on this topic or have any questions in regards to your current or future mortgage situation, please feel free to contact Dan Longman, President, of Priority Lending Corp at 954-438-3776 Ext.11 or email him at prioritydan@bellsouth.net
