Right now I am working with several buyers looking for homes in Sunset Lakes or the surrounding area. A Christina Model with a pool, lake is optional

Dear Sunset Lakes Neighbors:

Another year has come and gone.  Many of us are wiser and smarter than we were the year before and some of us experienced great fortunes while others fell on hard times.  It was a year of economic recovery in some ways. We did see an increase in home sales this past year in Sunset Lakes, while we also continued to receive downward pressure on prices.  Here is a quick summary comparing last year to 2010.

We did see an increase in regular sales this year but the lower prices accepted on foreclosure and short sale homes outweighed the increase in regular sales, pushing our single family home average price down by 3%.  We anticipate prices will not be heading significantly upward anytime soon as there are over 219 homes in foreclosure in Sunset Lakes alone.  It will take years for these foreclosures to be burned off and until they are gone we will continue to feel the downward pressure on pricing.  The best thing we can do to solve these foreclosures is to encourage our residents to do a short sale rather than a foreclosure where we can get a higher price for the home and slow the downward pressure.  Even short sales effect our market values in a negative way but not nearly as much as foreclosures do.  Even though we saw an increase in regular sales in 2011 we currently have 31 pending homes (under contract), of which a record high of 25 are short sales.  Two of these homes are foreclosures and only 4 are regular sales.  Only 13% are regular sales.  As each of these nonregular close you will see more downward pressure on our pricing.  If you need to sell your home in the next 3 years I would encourage you to call me sooner rather than later to discuss your options.  Even if you are not looking to sell in the near future but have real estate or mortgage related questions please do not hesitate to call or email me at anytime.  I always love to hear from my neighbors in Sunset Lakes.  I also want to thank you for making me the top listing and sales agent in Sunset Lakes for 2011.  I am looking forward to another great year!
